Facilities Operations
Our support service for all schools / divisions with responsibility for ensuring technical safety, staff and student comfort and advising on solutions for internal environmental conditions.
To meet these requirements, the Facilities Services section plan maintenance and improvements to the building structure and finishes — as well as respond to urgent repairs and emergencies round the clock, seven days a week.
Facilities Operations is also involved in energy procurement and conservation, lighting, power (including 11kV infrastructure), heating and air conditioning, standby and emergency plant and equipment including generators, UPS systems, fire alarms and emergency lighting.

Building Services on the University campus is managed by the Associate Director Facilities Operations, supervisory staff, a small in-house team of carpenters and a select number of specialist contractors.
The services offered by this section include provision, maintenance and repairs to:
- Keys, locks and doors.
- Pinboards, whiteboards and picture-hanging.
- Carpentry and joinery — including specialist units for internal University customers.
- Painting, decorations, interior and exterior signs — including door nameplates.
- Floor coverings, curtains, blinds and other window shades.
- Roofs, spoutings and downpipes.
- Building fabric and components.
- Interior and exterior plumbing and drainage.
- Entrance paving and retaining walls.
- Structural surveys and management.
Please report any defects you see — it helps us to keep on top of minor defects.
Talk to us if you plan to purchase any new heavy equipment or shelving systems (mobile units especially), so we can confirm if the floor or wall will carry the expected extra load.
Keys are very important — help us to keep control by always using the agreed procedures.
We are here to assist you with the planning of changes and alterations to your facilities.
Energy Management and utility charges on the University campus is generally managed by the Associate Director Facilities Operations with support from the rest of the division.
We have an energy management programme to:
- Ensure resources are made available for energy-saving activities — and that these resources are targeted to provide the best return on our investment.
- Encourage the University community at large to assist in saving energy.
- Ensure the energy we purchase is obtained at least cost, and when it is recharged this is conducted fairly and in good time.
- Ensure utility records are maintained to provide accurate information for future developments, for budgeting and in full support of a well-targeted energy management programme.

Remember:
- Energy saving is a partnership between the University, staff and students.
- Energy costs continue to increase.
- It could be said that one person's air conditioning is another generation's global warming.

As well as managing the above ground services, the Property Services maintenance team manage Underground Utilities and Services.
Overseen by the in-house maintenance team, with support from the Associate Director Facilities Operations, the services covered include but are not limited to:
- 11 kV ring main, transformers and metering arrangements.
- Gas main and metering arrangements.
- Water services and metering arrangements.
- Stormwater and main site drains.
- Foul sewer drains.

- If you come across any open and unguarded access chambers to underground services report this out of hours to +64 7 838 4444 or during office hours to +64 7 838 4008.
- Do not plan or make any connections or additions to the underground services (including telephone and data services ducts and access chambers) without first consulting with Property Services.
The mechanical and electrical maintenance services on the University campus are managed by the Associate Director Facilities Operations, a small in-house team and a number of specialist external contractors.
The services include:
- Heating, ventilation, and air conditioning plant and equipment.
- Lighting, power and electrical distribution systems.
- Fume cupboard and other extract systems.
- Lift services.
- Fire alarm systems, fire appliances, and fire protection systems, such as sprinklers.
- Emergency power and generators.
- Electrical tests and audits.
- Water treatment
- Internal gas services.
Remember:
- Please contact us if you plan to purchase any new electrical equipment that requires more than a single-phase electrical supply.
- Obtain guidance before changing the use of a room that will involve a large concentration of additional computers.
- Do not bring into University premises electric heaters or similar electrical equipment from home.
Grounds Maintenance is responsible for the maintenance and development of all grounds.
The aim is to provide an environment appropriate for the Universities activities, passive and active recreation for students and staff.
New developments and regular maintenance are carried out by a combination of Grounds staff and contractors.
